Spring may be the season of growth, but stores are busting out all over at Rockbrook Village as fall approaches. A Southborough developer hopes to build a new Shopping and office plaza on Rte. 126 between the Shaw's and Market Basket Shopping centers. Capital Group Properties has submitted plans to the town for 72,000 square feet of retail space in three buildings at 123 Pond St., including 8,000 square feet for one or two restaurants, said Capital Group manager Martin Loiselle Jr. About 9,000 square feet also would be available for offices on the second floor of one of the buildings, according to the project plans. "For Ashland, it's a fairly good-sized project," Planning Director Steven Kerlin said. The 12.8-acre site is near the corner of James Street, a private road, about a mile north of the intersection of Rte. 126 and Eliot Street. Capital Group plans to lease the property from owner Peter Carboni of V&P Realty Trust of Framingham, Loiselle said. The project's architectural style would be similar to other plazas Capital Group has built in the area, Loiselle said. That includes The Crossing at White's Corner at 154 Turnpike Road in Southborough, which is home to Starbucks and Panzano Market, and 318 Main St. in Northborough, the location of Lazio Italian Bar & Grille. The company also is building offices in Southborough and has built three over-55 condominium projects in Hopkinton and Sudbury, Loiselle said.
