Driven by homeowners in Florida and California, the national home delinquency Rate set a new record in the second quarter of this year by coming in at 6.41 percent of all mortgage loans. Foreclosures have tripled since the housing boom ended in 2005 and now represent 2.75 percent of home mortgages. The Mortgage Bankers Association, which collects the stats, defines delinquencies as loans on which payments are at least one month overdue. (But which haven't entered the Foreclosure process yet). So it's sort of a preview of upcoming foreclosures, though many people will straighten out their troubles before their cases goes to court. More details from a Bloomberg story here. Foreclosures increased nearly 2 percent in Kentucky in August, but the state held on to its July ranking of 35th among the states. RealtyTrac said 1,250 new foreclosures were filed in Kentucky last month, which was 1.96 percent more than in July and 37.2 percent more than in August 2007. There was one filing in August for every 1,511 households in the state. Nationally, new filings rose 11.65 percent from July and 26.7 percent from August 2007, RealtyTrac reported. Irvine, Calif.,-based RealtyTrac reported this morning that one in every 91 households received a Foreclosure filing last month in Nevada. That's up from one in every 106 households in July, and it’s an 89 percent increase over August 2007. California’s Foreclosure Rate was next in line (one in 130 properties), followed by Arizona (one in 182 properties). RealtyTrac, which monitors default notices, auction sale notices and bank repossessions, said 11,706 properties in Nevada fell into Foreclosure last month. Las Vegas came in seventh on the list of metro areas with the highest Foreclosure rates, with one in every 75 homes receiving a Foreclosure filing last month. Foreclosure activity was up 14 percent from July and 83 percent from August 2007, according to RealtyTrac.
