Housing prices peaked nationwide in July 2005 and the Boston area was no exception, facing the same problem as every other market — affordability. Measuring affordability as the mortgage’s percent of household income, from the late 1990s through 2005, the average mortgage was 19 percent of household income, according to Linda O’Koniewski, owner of Re/Max Heritage in Melrose. By July 2005, the average was 25 percent. House prices in Middlesex County have dropped 20 percent since then, including in Melrose. “Interestingly, that brings affordability back to 19 percent,” O’Koniewski said. Combined with a balanced amount of inventory on hand, attractiveness to Boston-bound commuters, good stock and reasonable prices, Melrose may be at the bottom of the housing crisis, O’Koniewski said. “This town makes a lot of sense, in terms of the way people used to live and they’re going to come back to living this way,” she said. “They’re going to walk … one car in all the families and dad commuted on the Train and that’s what’s happening again. This market intelligence is indicating something that really bodes well for the future of the city.” Brad Hutchinson, owner of Brad Hutchinson Real Estate, said, “I’m trying to hedge my comments when I say that it certainly appears that things have bottomed out,” pointing to the recent activity in the city. I went to my first game in Anaheim on Saturday, vs the Red Sox (a series which the Angels swept). The stadium was good, the game was good, got to see K-Rod's 39th save (he's going to crush the single-season saves record this year) and a classic Vladimir Guerrero homerun & a Coco Crisp Crash into the wall so loud it reverberated through the entire stadium. It was hot and there were more Red Sox fans than Angels fans at the game, which I blame more on fairweather Boston-Train hoppers than a lack of passion among Angels fans. I swear to God if I see one more mick at a Dodgers or Angels game wearing a Celtics' "BEAT LA" shirt, I will join a gang of cholos and beat them up. Speaking of baseball, I'm buying my ticket this week to go to New York City from Sept 12-14 so I can go to Yankee Stadium (Sept 13 vs Toronto) and Shea Stadium (Sept 14 vs Atlanta) before they close at the end of the season. I was going to go to Boston or Philly on the Friday before to make it a three-fer weekend, but I think the lady will be joining, so I will spare her and give her one romantic day in the city. The new Ceremony record leaked today and it is really good. I am listening to Black Sabbath's "Heaven and Hell" since Decibel inducted it into their Hall of Fame this month. I kid you not. You cannot make this up! Seriously, only the Herald would dare report on this. An article in today's Boston Herald profiles how the MBTA's General Manager, Dan Grabauskas, commutes to work. While he is encouraging everyone else to use the T, Dan actually commutes from Ipswich to Boston in an MBTA-owned Ford Escape hybrid. Wow. What a great way to support the system you lead. That's like working for Blue Cross Blue Shield of Massachusetts and having Tufts Health Insurance or working for Citizens' Bank but keeping your own personal account at Bank of America. What the heck, Dan. I don't want to turn this into a "beat up on Dan Grabauskas" rant, but if he works at the State Transportation building, why can't he take the MBTA/MBCR's commuter rail into work and keep his state vehicle in the parking garage at 10 Park Plaza? This comment just reeks of arrogance: In an interview yesterday, Grabauskas argued he needs the SUV, in part to respond to emergencies, such as the Green Line Train Crash last month in which a trolley driver was killed. I worked at 10 Park Plaza - there are plenty of parking spaces available for the heads of the agencies who's offices are in the building. Does this comment mean Dan really doesn't care about the commuter rail or commuter boat passengers: “I do try to set an example by using the T within the city, but my schedule tends to be erratic. Min Perry, a woman who sustained serious injuries in the last month’s Green Line Train Crash in Newton is suing the Massachusetts Bay Transportation Authority for personal injury. Perry sustained leg fractures and other injuries after she was pinned underneath scrap metal when the Green line trolley she was riding in collided with another Train on May 28. Special equipment had to be used to extricate the 37-year-old accident victim, who was sitting behind the Train operator, from the wreckage. Several other people sustained serious injuries, and the Train operator, 24-year-old Boston resident Terese Edmonds, died in the Crash. Investigators continue to probe into what caused the Crash.
