Simonson sees growth in three niches: “the shale gale” of oil shale development; expansion of the Panama Canal, prompting port and intermodal expansion on both coasts; and the big gains housing Construction has made in the past year. However, “we’ve seen a lot of progress in housing, but it still has a long way to go,” warned Kermit Baker, chief economist with the American Institute of Architects. He noted there is a regional pattern to housing gains; some of the areas hardest hit by the housing depression are now seeing the greatest year-over-year increases, including Phoenix, up 23 percent; Las Vegas, up 15 percent and Miami, up 10 percent. Baker expects housing starts at the end of 2013 to be up 30 percent over 2012 levels. “Even the lowest projection among economists has a 20 percent increase,” he said. AIA sees housing growing to 1.3 million starts by the end of 2014, still below what used to be a 1.7 million average. “It will be 2017 before we get back to those levels,” he said. On the nonresidential side, market fundamentals are generally positive and point t ...

Source: www.cpexecutive.com --- Thursday, May 02, 2013
By Dees Stribling, Contributing Editor The Census Bureau reported on Wednesday that that U.S. Construction Spending during March 2013 was at an annualized rate of $856.7 billion, or 1.7 percent below the revised February figure. Compared with March 2012, the current figure is still 4.8 percent higher. Spending on private Construction was down in March by 0.6 percent compared with February, but that was mainly because of a monthly drop in nonresidential Construction of 1.5 percent. Residential Construction was at an annualized $294.9 billion in March, or 0.4 percent higher than in February. Public Spending dropped considerably as the sequester squeezed March, with the annualized rate of public Construction Spending coming in at $258.3 billion, or 4.1 percent below the February rate. Compared with this time last year, private residential Construction Spending is up 18 percent, and even private nonresidential Spending was up 3 percent. Most of the increase in nonresidential Construction Spending since last year was due to energy projects, including power stations and other electric facilities. Public Spending was already on its way down before the sequester, dropping 5.4 percent year over year. Manufacturing Still Growing, But Not by Much The Institute for Supply Management said on Wednesday that the U.S. manufacturing sector continued to expand in April, but barely. The ISM’s PMI came in at 50.7 percent, down from March’s reading o ...

After data revisions, first quarter nominal Spending levels came in 2.3% lower than the final three months of 2012. With that said, private Construction Spending has bounced back by 33% since its cyclical low from nearly two years ago and has advanced more than 18% compared to March 2012. Spending on new single-family housing notched its 21st month-to-month gain over the last 22 months, increasing 1.6% versus February, which itself was revised higher from 4.6% to 5.4% growth. On a year-over-year basis the new single-family category has expanded 38% and has managed to rise 78% above the cyclical low observed back in mid-2009. With the current NAHB forecast projecting growth of 26% and 28% for single family housing starts in 2013 and 2014, respectively, we expect Spending activity to continue rising over the next two years. New multifamily Construction Spending registered a modest gain of 0.3% in March, but the initial estimate of a 2.2% drop for February was revised to a smaller decline of 1.4%. Despite these two lackluster months, the first-quarter average was a 12% improvement from the fourth quarter of 2012 and the nominal dollar value of Spending has skyrocketed 111% in less than two years. The forecast calls for a modest decline in multifamily starts during the second quarter of 2013 after what was likely an unsustainab ...
